Hilton has signed two hotels with Bengaluru-based Kalyani Group that will sit side by side near Kempegowda International Airport. Conrad Bengaluru Airport and Hilton Bengaluru Airport will each have 300 rooms and are expected to open in 2030, according to Hilton’s announcement of 6 October 2026.
The two hotels will form what Hilton calls a cluster complex in the KIADB Hi-Tech Defence and Aerospace Park, about 20 minutes from the airport. The company says the complex will have more than 72,000 square feet of event space, roughly 6,700 square metres by THD’s conversion, alongside dining venues, meeting space and wellness facilities.
What was signed
- Conrad Bengaluru Airport: 300 rooms, under Conrad Hotels & Resorts.
- Hilton Bengaluru Airport: 300 rooms, under Hilton Hotels & Resorts.
- Partner: Kalyani Group, through Kalyani Developers.
- Expected opening: 2030 for both hotels.
- Event space: more than 72,000 square feet across the complex.
Hilton says the signing brings a second Conrad and a fourth Hilton-branded hotel to Bengaluru, which it describes as its largest market in India by number of hotels. Conrad currently operates in Bengaluru and Pune, with Conrad Jaipur under development. The Hilton Hotels & Resorts brand has eight hotels in India and another 11 under development, the company says.
A repeat deal with Kalyani
This is the second Hilton project for Kalyani. The developer’s first, DoubleTree by Hilton Bengaluru Whitefield, opened in March 2024 with 180 rooms. The new agreement adds 600 rooms to that, taking the two companies to 780 rooms together by THD’s count.
Following the success of DoubleTree by Hilton Bengaluru Whitefield, this signing marks a natural next step in expanding our hospitality presence in the city.
Mohan Raju, managing director, Kalyani Developers
Hilton tied the deal to its wider target for the country.
As we advance our ambition to exceed 400 hotels in India over the next decade, Bengaluru will remain a key focus for expansion.
Alan Watts, president, Asia Pacific, Hilton
Why the airport corridor matters
Hilton already trades in this part of the city. DoubleTree by Hilton Bengaluru Airport, a 304-room hotel developed with Dangayach Group, opened in Aerospace Park on 2 February 2026. Hilton described it at the time as India’s largest DoubleTree and its eighth hotel in Bengaluru. That hotel has just over 9,000 square feet of meeting and event space. Sister title Wincwire reports that the two new hotels are in the same park.
THD’s reading: the event space is the commercial centre of this deal. At 72,000 square feet, the complex would offer about eight times the meeting space of the DoubleTree nearby, which points to a strategy built on large conferences and social events as much as on airline and transit demand. Pairing a luxury brand with a full-service brand on one site also lets the owner price the same event business across two rate tiers while sharing a single piece of land and, most likely, some back-of-house costs. Hilton has not described any shared services, so that last point is our inference.
If all three hotels trade as planned, Hilton would have 904 rooms under three brands in the airport district by 2030, by THD’s count from the company’s own figures.
What Hilton has not said
The announcement leaves several points open that owners and suppliers will want answered. Hilton did not disclose the investment value, the contract type (management or franchise), a construction start date or the design team. The 2030 date is an expectation, with no quarter given. Wincwire notes that the release contains no recruitment timetable or named leadership for the hotels.
For suppliers, the practical message is that a 600-room, two-brand project with a large banqueting component is now in the pipeline in north Bengaluru, with procurement likely to follow once construction details are confirmed.
